Processes

1

Consultation

We’ll sit down together and help you determine your needs wants and goals while offering my personal industry expertise and strategies for bringing your vision to life.
Image

2

Pre-Approval

Getting pre-approved will help you know exactly what you can afford so you can confidently focus on the right homes. Plus, it shows sellers you’re serious, giving you an edge when making an offer.
Image

3

Property tours

After you have reviewed and selected which homes you want to tour, we get to go shopping! This is where you can start figuring out what you really want in your new home.
Image

4

Write offer

Once we find the home of your dreams, we'll submit an official offer - including but not limited to sale price, inspection contingencies, and closing costs. The seller then has time to accept, reject, or counter your offer.
Image

5

Under Contract or Escrow

With your offer accepted, we enter a 30-day Escrow period. This involves a neutral third party company that holds funds while conducting a thorough underwriting process to ensure all aspects of the contract are upheld properly
Image

6

Appraisal

The appraisal is ordered by your lender to protect their investment. They have their own checklist of things they look at for the final approval to move forward. The appraiser can demand repairs completed by the seller before they will give their approval.
Image

7

Inspections

Now that you've found your home we need to order the inspection. The inspection will let you know what repairs are needed, some are minor and some may be safety issues. Don't worry, you are still protected.

8

Closing

Congratulations! You now own a home and can get moved in. It's time to celebrate and have your housewarming and show off your home. We will be standing by to answer any questions you may have about home-ownership and have a list of contractors if the need arises.

Raving Reviews

Erin is awesome. She went above and beyond . I'm was not always easy to deal with as i had pretty specific goals but she did her best to work with me and we managed to get a good compromise on my expectations and what the market was going to offer me. Thanks for all the Many hours of hard work. Her broker even spotted me a bit when I was short on funds to take care of certain cost .thanks a bunch. She's a sweetheart and I'd come back to her should I need to buy or sell.
despite how difficult i was as a client Erin and her broker were awesome and attentive to my wishes.she was always easy to reach and if she was not available her broker was always available in her place. Great team and always ready to go beyond to make things work . They were so accommodating they were even offered to help pay to turn my gas and water back on when I was struggling. I highly recommend Erin and her team
Erin's work on selling my house was outstanding. She carefully did a market analysis for me and discussed why she recommended selling for a set price and kept updating this information throughout the selling process. When my house did not sell immediately, she used feedback from people who had viewed the house to recommend to me things that I could do to increase interest. When this was not enough, she brought in a company who viewed my house and recommended upgrades which would increase the value of my home. She did open houses at my address three times a week for over a month and discussed the walkthrough numbers and feedback each time. Any time an offer did come in, she alerted me to it and discussed the pros and cons of each, explaining what each technical strategy meant and how it impacted my bottom line. When we did get an offer to buy, Erin negotiated with a very picky buyer to settle on a compromise that would meet both party's needs and expectations. You want to use this lady for your next sale!
Erin is the most energetic and enthusiastic agent I have ever worked with. She was willing to show me houses day after day until I found just the right one. She helped me find financing by trying one strategy after another working with various mortgage lenders until we were able to come up with just the right plan. This entailed calling me and then her professional contacts sometimes three or four times a day working on the details -- but all with a smile and a cheerful enthusiasm. She carefully talked me through each strategy until I was sure I understood. In negotiating the price of the house and the details of how inspection items would be fixed she showed the same careful attention discussing options and strategies to come up with a deal that was acceptable to both parties and she followed through all the way to final walk-through, closing, and the afterward to make sure I was satisfied. I woould rate her 15 out of 10.
Erin was always willing to show us an additional house, as many as we wanted and accommodated every one of our needs throughout this experience. As we worked through the purchase during escrow she stayed in touch, provided next steps and made this a very pleasurable experience.
Erin was extremely helpful and always available to answer all our questions. She helped us find our home and made the process as easy as possible. We are very grateful to have had her on our team.
